The right to submit a written offer is provided by natural persons - craftsmen and legal persons registered in the Republic of Croatia or with a registered branch in the Republic of Croatia.
The deadline for submitting written offers is 14. December 2015. to 15: 00 hours.
Bids submitted by mail must reach the company before the deadline for submission of bids. Bids submitted directly to the company's post office after the expiry of the deadline for submission of tenders or sent by post and received after the expiry of the deadline for submission of tenders shall be considered late offers and shall not be considered but shall be returned to the bidder.
An offer with evidence of the fulfillment of the tender conditions shall be submitted in a closed envelope with the indication "BUSINESS SPACE FORWARD". number. ____ (space number from the 1 tabular display - 2.), name of the business space: ______ - DO NOT OPEN "by registered mail to ZAGREBAČKI HOLDING doo, Ulica grada Vukovara 41, Zagreb or personally at the reception office of the company at the same address. At the back of the envelope must be the name, address and name of the buyer's business, ie the company and the seat of the legal entity's bidder.
The public opening bid will be held in 15. December 2015. in 09: 30 h at Street City of Vukovar 41, 10 000 Zagreb. The contestants or their authorized representatives may be present at the opening, upon presentation of valid power of attorney.

Business premises are leased for a specified time on 5 years with the exception of the space described in Item 2. tables.
The starting amount of the monthly rent for each business space is listed in the table without VAT.
SPECIAL CONDITIONS APPLIED TO BUSINESS SPACES BY RED.BR. 1 .:
contract for lease of business premises under serial number 1. it concludes in time for the purpose complex to be received and for a maximum period of five years, and the lessor is obligated to call the lessor, and at the latest within 60 days, deliver these business premises free of persons and property in the possession of the City of Zagreb;
for business premises within the 1 complex. the competitor must be obliged to specify the exact surface he / she wishes to lease as well as the designation of the hall / facility where the business space is located within the complex. Bids are expressed for a certain part of the hall or space (eg 300 m² of total 1000 m² of hall no. 3.) Or for the whole desire / business space. Complex plans were published in the appendices of the public tender on the website.
Amount of bail for lease of business space under the ordinal number 1. is determined according to the formula: the number of m² that the bidder wishes to lease multiplied by 27,00 kn.
Buildings with spaces under 1. are entered in the Register of Cultural Property of the Republic of Croatia as individually protected cultural monuments. Prior to arranging the space, the lessee will obtain the necessary approvals of the City Institute for the Protection of Cultural and Nature Monuments, and use it in accordance with the instructions of the City Institute for the Protection of Cultural and Natural Monuments and the Law on Protection and Conservation of Cultural Property, and before the execution of the works request the approval of the lessor.
Business premises are leased in a state of affairs. All business space arrangements are carried out solely on the basis of a preliminary project and a bill of quantities created by an authorized civil engineer / architect who, prior to the execution of the works, approved the lessor in writing. The lessor is obliged to pay for his / her expenses and to obtain all necessary documentation from the competent state bodies for the purpose of carrying out the necessary works, the occupation of the business premises and the performance of the activity. The lessee shall not be entitled to a refund of any investment made or any remuneration on that basis.

the space is leased to the performance of the 10 years due to the need for decoration. The lessee is obliged to obtain all the necessary documentation from the competent state bodies at his own expense for the purpose of carrying out the necessary works, obtaining the business space for the purpose and carrying out the activity.
The lessee shall not be entitled to a refund of any investment made or any remuneration on that basis.
It is considered that the competitor by submitting a lease of business premises under the order. no. 2. agrees with the special conditions published in the public tender.
Bids will not be considered:
natural and legal persons who are on debtors of the City of Zagreb, Zagrebačka Holding doo and legal persons in his ownership due to unfulfilled obligations over three months (communal fees, communal contributions, rent, fees for the use of premises and the like) the debts were settled by settlement with Zagreb Holding doo, ie by reprogramming the debt, or whose debts have not been settled because of the statutory limitations;
physical and legal persons who are debtors based on public grants on which the official records are kept by the Ministry of Finance - Tax Administration;
legal persons who are not solvent;
physical and legal persons that bid does not submit within the deadline, ie they are not complete or do not meet the requirements of a public tender.
The contestant is obliged to deposit the bail in a triple amount of the initial amount of the lease, on the IBAN: HR88 2500 0091 1012 1619 6 00 1 giro account, by calling the OIB / OIB number. Amount of bail for lease of business space under the ordinal number 27. is determined according to the formula: the number of m² that the bidder wishes to lease multiplied by XNUMX kn.
THE PURCHASING PARTICIPATION BETWEEN THE PUBLIC PARTICIPATION IS SUBMITTED IN THE WEBSITE AND SHALL BE INCLUDED IN THE WEBSITE:

legal persons should submit: a copy of the decision on registration in the court register or extract from the court register not older than 6 months from the date of issue from which it must be apparent that the bidder is registered for the activity advertised (for the legal person);

the amount of monthly rent (excluding VAT) offered for a particular business space, which amount must be higher than advertised in the bidding table;
For business premises under the serial number 1. it is necessary to determine the area of business space the bidder wishes to lease, the rent offered per m² as well as the total lease for the required area of the business premises;
original or certified copy of the certificate issued by the Ministry of Finance-Tax Administration on the status of the tax debtor's bid, at an age of 30 days from the date of submission of the bid;
original or certified copy of the City of Zagreb's certificate of the Borrower's status or certified statement of the bidder on the non-existence of debt on the claim of the City of Zagreb, not older than 30 days from the date of submission of the bid;
confirmation of the Zagreb Holding Company on the status of debt offeror, not older than 30 days, which is issued in electronic form on the basis of the request submitted to the following e-mail address: firstname.lastname@example.org. BON 2 or SOL 2 - not older than 6 months from the date of submission of the Bid as proof of solvency;
proof of payment made;
the number of the giro account and the IBAN with the indication of the commercial bank at which it is opened, for the repayment of the bail;
for a person referring to the right of priority - the original or a certified copy of the Ministry of Defense certificate no earlier than 6 months from the date of issue, ie the Ministry of Interior of the Republic of Croatia which proves the property of the person from point 18. of this contest, not older than six months; original or certified copy of the certificate of the Croatian Pension Insurance Institute that he is not a pension beneficiary realized under the Law on the Rights of Croatian Defenders and a certified statement that once a public tender has not been exercised, that certificate must not be older than 6 months from the date of issue;
a detailed description of the activity (specification) that the bidder will perform in the business premises, which should be within the scope of the advertised activity. Permitted activities for certain business premises are determined by the Zagreb Holding Ltd. which does not exclude the possibility that cities and municipalities have made decisions on the restriction of activities at individual locations and in that case Zagrebačka holding doo is not responsible for the consequences due to the inability to use the business premises for a particular activity. The pledgee is obliged to determine beforehand that the space meets the conditions for performing the desired activity.
The most favorable bidder will be considered a competitor who fulfills the conditions of the tender and who offered the highest amount of rent.
For business premises under the serial number 1. the best bidder shall be deemed to be a competitor who fulfills the conditions of the tender and who has offered the highest amount of the total monthly rent, which is obtained by multiplying the rent per sqm and the total square meter that the bidder wishes to lease.
If two or more contestants bid for the same business space the same amount of monthly rental and are eligible for a public tender, these contestants will invite you to bid within the enclosed envelope within the 24 hour a new monthly installment fee.
The right to enter into a contract for the lease of a business space for crafts or independent professional activity is defined by the Law on the Rights of Croatian Defenders of the Homeland War and their family members if they participate in a public tender and accept the highest monthly rent offered. A person may not exercise the right of priority if he has exercised that right once in the course of a public tender. If more persons exercise their primary right, the priority order between these persons is determined by the proper application of the provisions of the Law on the Rights of Croatian Homeland War Veterans and their Family Members. The advantage of the priority right when leasing a business space can be achieved only once.
In addition to the lease, the lessee is obliged to pay all current costs of maintaining the leased business space and expenses arising from the use, maintenance and arrangement of premises (electricity, water, telephone, heating, monumental rent, communal fee, water supply and other fees) in accordance with the applicable regulations.
At the Decision on the Selection of the Best Competitors, the Participants of the Contest have a right of appeal within 8 days from the date of delivery of the relevant Decision. The decision on the objection is final.
Competitors who have lodged a bail and whose bids are not accepted will be returned within 30 days from the day of final determination of the most favorable bid. The agreed bail of the competitor whose bid is accepted is retained and is included in the lease.
If the bidder whose tender is the most favorable, on the tender itself or later, after the selection has been canceled from the tender or the conclusion of the lease agreement, is not entitled to a refund of the paid bail.
The most favorable bidder is obliged to make a lease agreement without delay. If the most successful bidder selected does not enter into a lease agreement within 8 days of the call for a contract, the contract will be concluded with the next best competitor.
The amount of monthly rent offered is VAT calculated based on the Value Added Tax Act.
When the lease contract is concluded, the most favorable contestant is obliged to deposit a blank signing of the 12 monthly lease in the leaseholder, as a guarantee of regular renting.
The lease agreement will be concluded as a enforcement document and will be confirmed (solemnized) by a notary public at the expense of the lessor.
The lessor shall not without the written consent of the lessor of the said objects given in the subdivision.
Business premises are surrendered to the lessee in a state of affairs. The lessee shall not be entitled to a refund of any investment made or any remuneration on that basis.
Zagreb Holding Ltd. reserves the right not to accept any single offer without special reason.
